The most common method is a visual inspection which involves climbing up on the roof and taking a look at the attic. Another method uses an infrared scanner that picks up temperature changes in damaged areas where heat may be escaping. In hard to reach areas, an inspector may use a drone to get a close-up view.

Getting a home roof inspection done consistently can save you plenty of money in the long run. Typical roof inspections can range anywhere from free to $300. Catching minor flaws early will save you from having to replace your entire roof. Many repair costs can be covered by your homeowner’s insurance, too. If necessary, you may also be able to acquire a mortgage to pay for roof repair or replacement.

To replace a standard roof size of 2200 to 2600 square feet, it can cost you between $1,000 to $4,000 if you do the work yourself. If you hire a professional, a new roofing installation can cost between $2000 to $8,500. Roofers base their charges on what they call “squares”. One square is a ten by ten-foot roof patch. The average roof generally contains between 22-26 squares. While a DIY roof replacement may seem ideal, would you want really want a roof built by a layperson? The chance of error is high and could result in an even more costly project.

A home roof inspection can save you time and money on costly repairs if performed regularly. Getting one done at least twice a year and you’ll be able to prevent minor repairs from becoming major headaches. Make sure you thoroughly research any roofing contractor before hiring and get a list of any repairs as well as costs. Then you can rest assured knowing you have a solid roof over your head, keeping your family safe and protected.
